Host Terms and Conditions

These terms explain how homeowners, landlords, and hosts list properties, receive student enquiries, manage bookings, follow safety standards, and earn through The HomeBridge.

Eligibility and verification

  • Hosts must be at least 18 years old.
  • You must provide accurate identity, contact, address, and property information.
  • The HomeBridge may request proof of identity, proof of address, ownership documents, permission to let, safety information, or other verification documents.
  • Your account may be paused if documents are missing, inaccurate, unsafe, or cannot be verified.

Property listings and standards

Every listing must be accurate, current, and written in good faith. Photos, rent, deposit, availability, location, amenities, house rules, and room details must match the real property.

Use clear, honest photos of rooms and shared areas.
Maintain clean, habitable, and legally compliant accommodation.
Respond promptly to maintenance and safety issues.
Update pricing, availability, and rules when anything changes.

Bookings and payments

  • Respond to student enquiries and booking requests promptly and professionally.
  • Once a booking is accepted, you are expected to honour the booking and prepare the property for move-in.
  • Student payments are processed through The HomeBridge and approved payment providers.
  • Ensure your payout details are accurate. Delays caused by incorrect payout details are the host's responsibility.
  • Any private payment or off-platform booking arrangement is prohibited.

Cancellations and refunds

If you need to cancel, tell The HomeBridge and the student as soon as possible. Frequent or late cancellations may restrict your account or listings.

If a property is misrepresented, unavailable, unsafe, or uninhabitable, The HomeBridge may support student refunds, request evidence, pause the listing, or take account action.

Communication, conduct, and disputes

  • Communicate respectfully with students, agencies, and The HomeBridge support team.
  • Harassment, discrimination, threats, fraud, unsafe conduct, or illegal transactions are prohibited.
  • Use platform support for booking disputes, damage claims, refund questions, or safety issues.
  • Do not ask students to bypass The HomeBridge, pay privately, or book outside the platform.

Commission structure

There are no upfront listing fees. The HomeBridge commission applies when you earn from a successful booking.

The HomeBridge collects and processes host data according to the Privacy Policy. We may update these terms and notify users of material changes. Continued use of the platform means you accept the updated terms.
