Student Terms and Conditions

These terms explain how students use The HomeBridge safely: registration, verification, bookings, payments, refunds, conduct, under-18 consent, and support.

Eligibility and under-18 consent

You must be at least 18 to use The HomeBridge independently. Students aged 16 or 17 may use the platform only with parent or guardian consent and a signed consent form uploaded during signup.

Under-18 accounts should be created with parent or guardian awareness. Parent/guardian details are stored privately and used only for safeguarding, booking support, and required accommodation communication.

Account registration and responsibilities

  • Provide accurate personal, contact, nationality, student, and document information.
  • Keep your login details secure and tell us immediately if your account may be compromised.
  • Use your own account only. Account sharing is not allowed except appropriate parent/guardian support for under-18 students.
  • Keep your documents and contact details up to date, especially before booking.
  • The HomeBridge may suspend accounts that provide false information, behave unsafely, attempt fraud, or breach platform rules.

Booking and payment terms

Booking confirmationTo confirm a booking, students pay 25% of the first month's rent plus a GBP 45 admission fee. The admission fee is non-refundable once the booking is confirmed.
Move-in day paymentOn move-in day, students pay the remaining 75% of the first month's rent and a GBP 200 security deposit.
Security depositThe deposit is refundable at the end of the stay if there are no damages, unpaid amounts, or breaches of the rental agreement.

Payments must be made through The HomeBridge and approved payment providers. Private payments or off-platform booking arrangements remove platform protection and may lead to account suspension.

Cancellations and refunds

Cancellation timingOutcome
14+ days before move-inFull refund of the 25% rent amount. GBP 45 admission fee is non-refundable.
7-13 days before move-in25% rent amount is credited for a future booking for 1 year. GBP 45 admission fee is non-refundable.
2-6 days before move-in25% rent amount and GBP 45 admission fee are non-refundable.

If a host cancels or a property is materially misrepresented or uninhabitable, The HomeBridge support team will review evidence and help process a fair resolution or refund according to platform policy.

House rules and conduct

  • Review property details, rent, deposit, duration, amenities, and house rules before booking.
  • Communicate respectfully with hosts, agencies, other students, and The HomeBridge team.
  • Do not harass, discriminate, threaten, defraud, or misuse property or platform tools.
  • Follow agreed house rules and report safety or maintenance concerns promptly.
  • Do not arrange private deals, side payments, or direct booking outside The HomeBridge.

Disputes and support

The HomeBridge may help mediate disputes between students, hosts, and agencies. You may be asked for photos, documents, messages, payment records, or other evidence. If a matter cannot be resolved through support, it may be escalated to a formal dispute process.

Privacy, documents, and acceptance

Your personal data and documents are handled according to the Privacy Policy. Private documents are not served publicly and are reviewed by authorised staff only.
