Agency Terms and Conditions

These terms set out how letting agencies use The HomeBridge to list properties, enrol students, manage bookings, handle documents, and earn commission from verified student placements.

Eligibility and business verification

  • Agencies must be registered businesses or authorised accommodation/placement partners.
  • You must provide accurate business name, registration details, contact information, address, and authorised staff details.
  • The HomeBridge may request business registration documents, proof of address, identity checks, property authorisation, or additional verification before approval.
  • Agency accounts must be used only by authorised representatives. Shared or unapproved access is not allowed.

Property listings and management

Agencies are responsible for the accuracy and safety of every property they list or manage through The HomeBridge.

Use accurate photos, descriptions, rent, deposit, location, and availability.
Keep property standards, amenities, rules, and documents up to date.
Handle maintenance and listing issues promptly and professionally.
Comply with UK housing, privacy, consumer protection, and safety requirements.

Student placement and document responsibilities

  • Student information, documents, and preferences submitted by an agency must be accurate and permission-based.
  • Agencies must upload student documents carefully and only where authorised to do so.
  • The HomeBridge may conduct final review, but agencies remain responsible for initial document accuracy and student communication.
  • Under-18 students require parent or guardian consent and safeguarding handling according to platform policy.

Bookings, payments, deposits, and refunds

Bookings and payments must be handled through The HomeBridge and approved payment providers. Agencies must keep payout details accurate and respond promptly to booking, cancellation, refund, and dispute requests.

If a property is misrepresented, unavailable, unsafe, or uninhabitable, The HomeBridge may support student refunds, request evidence, pause listings, or take account action.

Conduct, disputes, and off-platform rules

  • Communicate respectfully with students, hosts, and The HomeBridge support team.
  • Harassment, discrimination, abuse, fraud, document misuse, or illegal transactions are prohibited.
  • Private deals that bypass The HomeBridge are strictly prohibited and may lead to termination and legal action.
  • Disputes should first be handled professionally with the relevant student or host. If unresolved, contact The HomeBridge support.

Agency commission structure

Commission depends on whether the agency lists the property, enrols the student, or does both. The tables below preserve the current HomeBridge commission structure.

Privacy, changes, and acceptance

Agency data is handled according to the Privacy Policy. The HomeBridge may update these terms and notify agencies of material changes. Continued use of the platform means acceptance of updated terms.

By registering, listing, enrolling students, or confirming bookings through The HomeBridge, the agency agrees to these Agency Terms and platform policies.
